First American Home Warranty Corporation’s (First American) records indicate the consumer received the home warranty contract through a real estate transaction effective April 19, 2022, through April 18, 2023. The consumer placed a claim on May 28, 2022, for their air conditioner not cooling. First American dispatched independent contractor McAtee LLC, who reported the condensing coil has an unrepairable leak and recommended replacement of the condensing unit and the air handler unit for compatibility, which incurred non-covered costs of $1,950 for modifications which are not covered per the contract. The consumer accepted the non-covered costs, First American authorized the replacement and ordered the equipment. Per the home warranty contract, sometimes there are delays in securing the parts or equipment, once the contractor secures the equipment, they will contact the consumer immediately to schedule an appointment to complete the replacements at no further charge.

First American apologizes for any inconveniences the consumer has experienced during the handling of their claim and looks forward to completing the replacement of the air handler and condenser.

Please be advised, First American considers this claim open and pending.

Regarding your air conditioning claim, at this time our records indicate independent contractor Bell Cow Heating & Cooling had scheduled an appointment to diagnose your air conditioning on June 14, 2022, however, the appointment was rescheduled to June 28, 2022, per your request. First American considers this claim as pending.
Regarding your refrigerator claim, our records indicate that you had an appointment with independent contractor Brothers Appliance Repair to diagnose your refrigerator on May 20, 2022. Hello Mark. Our records indicate you placed a claim on May 2, 2022, for your air conditioner not cooling. First American dispatched independent contractor, SHIP, to diagnose the failure. The contractor reported they recommend replacement of the evaporative coil and condenser; they also reported the furnace has been red tagged by the gas company and recommended replacement as well and there are possible failures to the ductwork. The contractor advised they are unable to service the request and requested it be continued to a different contractor.

On May 3, 2022, First American dispatched Air Controlled Environments, who reported the system had no refrigerant and they performed a leak charge to the system and found no failures at the time of service.

On May 23, 2022, First American attempted to contact you and contacted SHIP and Air Controlled Environments, who advised they did not collect $200.00 from you.

Please be advised, First American considers this claim pending.

Hello William. Our records indicate you placed a claim on February 16, 2022, for your refrigerator not cooling. First American dispatched an independent contractor’s, Goodman Home Solutions Inc., Texas Express Appliances Corp and Nana services Inc., who attempted repairs to the unit however the unit was not working properly.

On March 19, 2022, you contacted First American and informed us that you contacted the manufacturer as your refrigerator is about 5 years old and the parts only are under manufacturer warranty. The manufacturer contractor completed repairs and you paid them for labor. As a gesture of goodwill, First American refunded the $85 service call fee.

As of March 25, 2022, First American attempted to contact you to request a copy of the paid invoice from LG to be further reviewed. First American apologizes for any inconveniences you have experienced. First American is awaiting the requested information.

First American considers this claim pending.
