Landmark Home Warranty company offers two main home warranty plans for homeowners. The coverage plans include a Home Systems Plan which covers systems such as a water heater, air conditioner, and pipe leaks. How much does Landmark Home Warranty charge for its service call fee?

Service call fees (SCF) vary by state and plan, and within each plan, there are two pricing structure options. In Utah, Idaho, and Oregon, SCFs are either $60 or $100; in Nevada, there is the choice of $65 or $100; Arizona and Texas have the options of $70 or $100. Plans with the lower of the two service call fees have a higher annual premium, and the plans with the higher SCF ($100) have a lower annual premium.

AC inoperable. 5 days after call still no response. Had to call back in 2 days after tech was out. Say it’s not covered due to lack of maintenance. We’ve owned the home 2 years and had it inspected and serviced by a licensed HVAC company. Complete BS...save your money. Don’t buy a warranty from this company. Been a RE Broker for 25 years. That’s what I get for not using an established company.

I had a company to fix my swamp cooler. They replaced the water pump but they also said that the belt needed to be replaced and told me I could do that. I also had replacement pads but they did not offer to put them in. I was somewhat surprised that they didn't do more of the regular stuff on the inspection.

Just like all the previous bad reviewers, I'm here to validate the 1 star rating of this business. Also, Google this company, every other review site shows them considerably lower than this one. On to how they operate. They will use the cheapest and slowest contractors available in your area. They will tell you (if you want the item to be potentially covered) you may not use anyone else and they will not contract with anyone other than the slowest, cheapest contractor in the area. They will tell you they can take as long as they want to come up with a repair solution for you and there's nothing you can do about it. They will not show even the slightest bit of compassion or empathy for your situation and will treat you as a nuisance rather than a client. I highly recommend staying away from this company. Ask your realtor or home loan officer to use another company. 5-30-19 9:46 a.m Disregard when Tiffany responds to these reviews. Her job is to solely deflect blame on here and give some indication the company cares. They don't. Nothing gets done differently by contacting her. Just more stalling. All the negative reviews are legit and should keep anyone reading far far away from doing business with this company. Anyone who wants to see email correspondence with this company can message me for proof. I have been waiting for a diagnosis on my problem for over 2 weeks. Nothing.

At this time, we are currently waiting for your decision on how to move forward with your service request. On 05/31/19, you were given to options. Landmark will cover for the unit that is in failure, however, to do this, you will need to approve the out of pocket costs for the items that are not covered under the warranty. You were also presented with a cash out option. If you are unhappy with the out of pocket expenses or wish to use your own contractor, we will be able to send you a check at Landmark’s cost to assist you with the items that are covered under the warranty. Landmark personnel are not conversant with coverage, and it seems to vary with whom you contact. We were told an AC issue was not covered, then it was, then it wasn’t. They referred us to a positively incompetent HVAC company 40 miles away, (we live in an urban area), who took three tries to get the repair done, caused water damage to the ceiling, still unrepaired, and Landmark assumes no responsibility for “secondary” coverage. Really? Not even a note to your supplier? An absolute waste of $750. Put the money in the bank, and choose your own repair people.
