Pricing

Mynd Property Management offers three different plans, each of which includes all of the company’s services. No matter which plan a customer chooses, Mynd Property Management will help them find renters; provide a network of vendors for repair and maintenance purposes; and maintain information on the property’s service requests, lease applications, and rent collection. The only difference between the plans is the amount of pet damage protection, eviction protection, and rental income protection. The listed pricing for each package is the full price; there are no additional, hidden fees.

Rental Income Protection

The Peace of Mynd Plan includes $5,000 of rental income protection in case a tenant can’t pay or a property remains vacant. This rental income protection keeps a rental owner’s income steady, even when there are obstacles along the way.

Do NOT rent from MYND, they will keep your deposit they do a terrible job on addressing any issues and at the end of your lease, they will charge you for the issues. My heat did not work on the first day of winter and they did not send anyone out for two weeks, the AC constantly broke and it took just as long to get them to fix the issue, the pool rarely got cleaned, nothing but headaches dealing with MYND!!! Be prepared to be disappointed when dealing with their property management!!!!

Last weekend I scheduled to view a townhome. I show up at the property and the code on the door doesn’t open. Keypad goes green but doesn’t unlock. I call customer service. They tell me I’m at the wrong location cause the door is yellow. The door isn’t supposed to be yellow. They tell me someone will get in touch with me asap. An hour passes before anyone gets back to me. This place was an hour away round trip. They get back in touch with during the week and I rescheduled. The text stated they will compensate me for my trouble. I go and view the place today. It’s perfect. I asked about compensation they tell me there’s nothing they can do. I decide to apply and pay $59 application fee. 20 minutes later I get a denial due to credit? I’ve NEVER been denied ANY place for credit, EVER. Of course now no one wants to respond. Nor does the listing state anything about a specific credit score being required. Don’t waste your time or money with this management company.

Worst custoner service I have ever had. If you are looking for someone to manage your properties look somewhere else. I have a long list of issue but to sum it all.. they are not true to their word and do not take responsibilities for their action. Their vendors do not show up, money takes for ever to be transferred to your account, and while their monthly managing fee is quit low at 119 a month per door everything else they charge ridicules amount- such as $350+ for new door knob and lock or $112 for shower curtain rod replacement (actual cost is 9.99 and take 1 min ..). they also forgot to notify the tenant of their lease breaking fee and will not do a think to fix their mistake. Save your time money and frustration and find someone else that is also local .

If I could give 0 starts I would. PLEASE PLEASE PLEASE stay away from this company. The are not responsible at all. They were late evicting, their work order are crazy expensive and they will split that so they don't need to ask for your approval. I have lost thousands and thousands of money with this company. I have sent them to collection and they will not respond to us. They know they did wrong. Communication is terrible and there are a lot people you deal with it and no one knows what is really going on. If I can save you from going with this company I am already pretty happy.

Rented from them 3 years ago. It was a decent experience until the homeowner decided they wanted to sell the property. In the market for another rental so sought out their services for the area I desired. Complete scam this time around. $60 each for my husband and I. Then another $30 for some pet verification that has sold my info and I'm now getting countless solicitations. Never again will I use or recommend them.

We hired Mynd as our property management company to manage our property. Mynd charged us $350 to replace the front gate lock with their lock in Feb. 2024. Due to the installation issue, the front door was not functioning and was wide open in March 2024. Our neighbor found it and told us and took a video recording of it. Mynd failed to manage and secure our property and charged us another $100 to fix the latch, which was broken or failed in installation. We are looking for Mynd to return the service fee to fix the malfunctioning lock and an apology for failing to manage our property.

I have not had heat since December 14. A vendor came out, looked at the heater and said the whole unit need to be replaced. However the leasing company decided not to go with this guy and found another vendor that would patch up the product or the heater for cheaper the guy came out the heat worked for two days today is February 1 and I still do not have heat I was told by someone at least a company to just go in the store and purchase a heater so I want to purchase two heaters for upstairs in the bedroom that me and my friend will be sleeping there, however, the socket trip is this unit unit unit is not able to hold two heaters upstairs at the same time no matter what plug we put them and we move around within the four bedrooms upstairs and only one heater could be on so it was 18° outside and we had no heat to use it. All this company is horrible it’s a nightmare they’re very they make me very stressful in my anxiety to keep into the flu and I have blood pressure issues that that business.

warn any home owner to stay far away from this company! On June 1, 2023 I signed up to have Mynd manage my duplex in Oakland, which required me submitting $500 and fulfilling $4000 of repairs to get my apartments ready to rent. It was mid-summer so I felt it was a good time to rent my house. I had the repairs finished by July 4th, 2023 but due to issues on their end, they didn't tell me that the apartment was listed for rent until the end of August! This is a long time already to have a vacancy. My calls were responded to very slowly, over a week. I never got any updates about candidates and noticed in October that there was still no movement on renting my apartment. I then started to look around for my listing, as Mynd promised to list it on Zillow and all the major listing platforms. I couldn't find it anywhere! I realized they only listed it on their personal site. I tried to contact my property manager, Nirali P, but even after multiple attempts she didn't reply to me for over a week. This is breach of contract! I called and complained with Michelle B, the rep for the west coast. She promised me that I would get my $500 back but that it would take 60 days to "offboard". Now my property has been vacant since June and they cost me 5 months of vacancy already. Come December, they tell me that I actually owe them money for $400. This is completely absurd as I had discovered that they didn't do what our contract required them to do, which was list my unit for rent on all the open markets and keep in good communication with me. They abandoned me as a client, held my $500 and tried to charge me even more.

This company kept my $2000 deposit for paint and carpet cleaning. They are a rip off and would not recommend them at all. Normal wear and tear doesn't include paint and carpet cleaning. But it is what it is. Don't use this company AT ALL THEY ARE A RIP OFF!!

Applied for a house in aurora mo. Call and asked a few questions, they said if denied for that rental. I could apply for others, without having to pay additional application fees. Was denied next day. Ran credit through transition. Came back I had to many phone numbers, and lives at to many addresses. I called and ask if this was for real. Was given the run around by the same 2 people each call. A man and a women. Was told since I was denied ,my Co applicant was also. For same reasons. Was then told they were out of country and didn't have to refund my money 98.00 app fee. And that we could apply to others we had to pay application fees again. This place is a scam.

This company loves to take your money. Our apartment was lacking in certain areas upon moving in. Namely, the doors and windows where not properly weather stripped letting pests and hot/cold air in, the vents had dust all over them and random objects were thrown into the floor vents, paint was chipped and peeling off of doors and ceilings, and last but not least; my roommates windows where covered in hundreds of spider webs. All of this is an issue, but what made it borderline insulting is when we requested maintenance for one of the issues above. We gave them a list of available times and they confirmed a time. We sat in our living room (3 feet from the door), with the TV off, just sitting on our phones waiting for the worker to show up. We proceeded to wait over an hour over the scheduled visit time for someone to show and no one did. I had to go back to work, but my roommate waited even longer to no avail. We contacted Mynd the next day to inform them of the no show, and they proceeded to blame and deny responsibility. Leading us on a multi-month goose chase of emails and texts back and forth where it seemed like a new person responded every time, having zero clue of what was happening. They then waited until interest was set to accrue on the payment and responded the day that the interest charge was set to be released, just giving us another cookie cutter response on why they have zero clue on what is going on and blaming us again. I do not understand how a company can claim to be "tech savvy and customer focused" when they literally could not read or respond to our messages on THEIR OWN APP in a timely manner. I am deeply disappointed in this experience and will have to set up a camera in the house for all future maintenance visits to prevent this sort of trickery again. I shouldn't have to fight with the management on an issue as simple as this, but now I know they cannot be trusted.

Absolute worst property management agency. We had a one-year lease with them renting a condo. MYND gave us a 20-day notice on June 19th when our lease was up on July 31st. When we asked them why we had to move they sent us an RCW that cited that they could ask any member of the armed forces to vacate if they were not on a one-year lease. First of all, we were not members of the armed forces and we had a one year lease. So they sent us an RCW that they didn't even know what it was stating and hoped that it would scare us into leaving and didn't even know that we weren't month-to-month renters when they reached out. We had to tell MYND that they legally have to provide all renters with a 60-day notice that they would like them to vacate the premises. After a lot of back and forth, they finally realized that they had to let us stay until our lease was up. This was unbelievably stressful as we were not planning on moving that year and then had to find a new place to live and pack our lives in less than 30 days during peak moving season. It took a month, countless phone calls, and emails for them to get back to us saying that we could stay in our home until our lease was over. Once we did finally move out we didn't receive our security deposit until 2 months after we left. Our lease said they had 21 days to return our security deposit and no matter how many phone calls or emails I sent the issue was always pushed down the line. It was only when I threatened to take them to small claims court with all of the documentation that we had that they finally relented and gave it back to us because if we won in small claims they would have to pay us double our security deposit. Guess they didnt feel like losing. They didn't value our time, money, or effort to communicate with them. The takeaway points: - If it is about money they will do everything to keep it. - I'm surprised they are still standing as a company. - Choose any one else but them. - Tell all your friends to avoid MYND.

Would not rent from this company again. My lease ended on July 15th but due to personal reasons I let them know I would be moving out on May15th. I understood I was still responsible until July 13th. The problem is that they had me turn in my keys and get electric out of my name by May 15 and I wasn't able to go back into condo. I did this against my better judgement. They also refunded my security around May 17th minus $195.50 for damaged screen. I questioned and asked for pictures which they never responded to and a few days later that was refunded to me. So they lied about the damaged screen and I guess was putting the money in their pockets. The problem is I am having to pay rent till July 15th on a place In was not allowed to go back into. I feel they ended my lease by refunding my security and not allowing me to go back into condo. I was going to take my time moving out the small things but that did not happen. If I was still responsible for rent why wasn't I allowed to keep the keys until July 13th? Why did they refund the deposit in May instead of July? This tells me they relieved me of the responsibility. Now I am paying for the rent that I feel I should not be paying.

If i could give 0 stars I would. I am a property owner and had Mynd Management Company in Tucson AZ manage my property. If you are a property owner and seeking a property management company to manage your property, I would highly caution using this company. If there are any repairs needed, you need to know they will hire contractors that are much higher than what it would be if you hired your own. I'm not sure if they are getting kickbacks from vendors, but I do know they are excessively high. The tenants who occupied the premises also expressed concerns that Mynd Management was extremely slow to respond, which is not good for the property owner or tenant. When I advised Mynd Management that I would be going with another company to manage the property, the representative (I won't mention her name) became incredibly disrespectful and unprofessional to the property owner and stated they would not do the turn with the tenants due to staffing and and the fact I was going with a new company. During the last month of the lease agreement, Mynd Management Company added 3 expenses that were never reviewed or authorized by the owner and when I escalated to their billing department for an explanation, they refused to return my calls or justify the expenses. Mynd has a policy that requires then to pay up to $5k if the tenants fail to pay rent. The last month of the lease, the tenants paid partial 25% rent (late). For the partial rent received, Mynd Management added (3) unauthorized expenses to indicate $0 to the owner? Based on my experience, I have serious questions re the ethics of this company and would advise anyone who may be considering Mynd Management Company to do your research, look at their reviews and have another company manage your property. I have worked with several management companies; however, this experience has been the absolute worst.

Worst company I have ever had to work with. Previous lease was under another company and transitioned over to Mynd. In our lease it states we can break the lease with 2 months rent and a 60 day notice. The lease states we would be clear at that point of any future liability with the property. Mynd proceeds to say they require rent payment until the end of the original lease date, which is apparently a Mynd policy. We did not sign any new agreements or lease and this violates our original lease agreement. We proceed to reach out and get the run around from our property manager Taylor who does not respond and only emails saying go through the app. The app says we have to agree to paying till lease ends which again violates our lease agreement. 3 weeks later Taylor finally gets tired of us calling and proceeds to change everything and follow the original agreement and that our last months rent would be prorated due to us moving out half way through the month. We paid the full 2 month penalty and have proceeded to pay the rent for the additional month. We were happy the issue was resolved. Then it has come time for the final payment which was supposed to be prorated and they are trying to charge full months rent. We have called and emailed, Taylor has transferred so she’s no longer our PM, and have only received 2 reply’s. 1 saying they were looking into the matter and the second is saying if we don’t pay today we will be charged a late fee. The inability to work with tenants in a timely and efficient manner is unbearable. I would never recommend anyone to use this company as they take weeks to respond to any issues including a rotten door that allowed unrestricted access to our residence. I’d give a 0/5 if I could. I’m sure they’ll respond to this quicker than they’ll respond to our actual issue, and try and charge us full month when they don’t like my review.

LISTEN TO ALL THE 1 STAR REVIEWS!! I wish I would have done more research before renting with them. The WHOLE experience was horrible. Our shower broke and we could not shut off the water and they said that someone should be coming out the next day to fix it. So the water was literally running nonstop until the next day in the evening when someone finally come. Charge us $65 for a light bulb. There is so much more but the icing on the cake is when we moved out we took pictures and cleaning EVERYTHING so they wouldn't try to pull one over on us and sure enough they tried. From March 9th to today! We have been disputing the charges! We have had multiple people working on our case and we have to go everything each time it's exhausting! They tried to charge us $3,234.09 for full interior wall paint! This company stressed my roommates and I out so much! It is not worth it. And you are reading this too late, take videos and pictures of EVERYTHING! Especially videos of you showing proof that everything is I'm working conditions!

Scam Artists. RUN. If you are looking to rent or buy, or have them manage your property, RUN. This scam company like many others here has Maintenance issues (such as backed up plumbing / sewage, broken AC, ceiling leaks, etc.) overcharges for move outs and will steal your deposit, no real customer service, fake listings that take your app and other fees and don’t refund them for houses that are already occupied or about to be. If you are a current resident and you are having issues, I highly recommend sending your lease payment into escrow and filing a formal complaint with the City of Jacksonville (or whatever city you’re in) concerning the unsatisfactory practice being received from this leasing company. I find it disgusting how these companies buy out several houses from up under good companies, just to treat people like a dollar sign. Y’all over inflate the prices of these properties, and then give absolutely horrible customer service and don’t fix maintenance issues for months. Stop pretending to be a good company and just be one. TF. Then you all have the audacity to respond to the real reviews downplaying their issues or making it seem like they’re lying. All of the people complaining are saying the same things, so we all can tell it’s valid. Not many people are going to fall for the fake positive reviews that your own company has put on here, and for the ones who do, may God help them. Unethical POS companies like this and the triflingly, deceitful, unethical, heartless people that work for them make me sick to my stomach. You all ought to be ashamed. All of that money your company makes and you all still hire cheap contractors.

RENTAL INCOME FOR FOUR MONTHS HAS NOT BEEN PAID TO US TILL NOW. THEY ARE HOLDING BACK OUR MONEY. We sent several emails so we can get paid but we still have not gotten our money. We are still on this case till now. They started collecting rent since January 2023 till present April 2023 yet we have not received any rent collected from tenant yet. We paid out of pocket for the bogus maintenance expenses they requested yet they never gave us a dime from the rental income collected. They visit the property every month and charge us inspection fee, they set aside $500 every month to make sure they deplete the income generated from the property. They charged us without submitting invoices, they did not submit pictures of work done. Every month money is been taken out by them without giving us a dime. No receipt, no photos to support any evidences for expenses they made . They hide the expenses under "general building interior expenses" $800 was taken from our account without approval. We sent several emails for an explanation yet no explanation was given. They took over our property charging us a clean up fee and repair of over $3000 yet still collecting . They collected $3992 to fix up a plumbing issue which we paid out of pocket for. You will think they will stop at that they still went ahead to charge another $642. Then another $75 in addition to the $3992. This people are crooks. RUN AWAY!!! The repair of the kitchen sink they collected money for was done again the next month which they charge us for . They also collected money for fixing up a drawer twice , They went to the property to spread seed on the grass came back with $395 charge, very bogus. The list continues .... Please run away from this company. They are bunch of thieves, you cannot get your money from them, no feedback. There should be a class action suit against them. They have hurt so many people. They do not fit to be called a property management company. It's a shame! DO NOT USE THEM...RUN!!!

Our dryer has been broken for nearly two months now, with no end in sight, and Mynd has not been responsive enough in dealing with this issue. We have a newborn at home, significantly increasing the number of loads and time required to do the laundry, and the lack of a functioning dryer has been hitting us hard. Mynd initially responded tot he service request quickly, but many technicians have come out from different service companies, and none have been able to fix the issue. We are especially frustrated with Mynd because if I hadn't reached out to them myself directly numerous times, I don't think there would be any progress on my case. I understand that they are dealing with third party vendors to get the job done, but they have not tried to help us out in any way in the mean time. In the past, we have been very satisfied with the support provided by Mynd, but this is beyond egregious at this point. I have lost all confidence in their customer support.

I can't believe this article claims that Mynd's customers are on average more satisfied. Of course that info was pulled from Mynd's own website, the most trustworthy source there is for this info. Absolutely laughable. Let me share my experience: November 2021 my husband, myself and two roommates moved into a 4-bedroom house and after signing the lease we were told that Mynd would take over managing the property. This is where all our trouble began. For starters, they use a buggy app to deal with communications. You never get to talk to the same person, sometimes with weeks of delays, asking same questions over and over, not addressing every issue you bring up and flat out ignoring you, also canceling valid service requests. Here’s a list of all the major issues we had: 1. Upstairs master bedroom shower leaked downstairs kitchen right away after the first use. Repairs took months. 2. Four water leaks in the garage. Again repairs took months each time. 3. Kitchen sink kept leaking and it took several visits to fix it. Each time they would tell us ''it looks new'' and nothing much would get done. 4. Faulty laundry machine. Replacing the machine took half a year. 5. Our A/C went out during the worst summer heat and Mynd didn't help. We had to hire our own licensed repair guy to get the A/C working, the cost of which Mynd did not reimburse. 6. Roof lost shingles during a storm but Mynd and the property owner refused to fix the roof, because there were no known leaks, yet. 7. There were also smaller issues ranging from stained carpets to electrical issues upon moving in. All of this while we pay full rent - they also refused rent credit when we asked. After our move-out Mynd wanted to keep our whole deposit of almost $2k and charge another $400 on top for "damages" (one of which was "fridge is not cold" - ya the thermostat got turned off for cleaning… just turn it back on 🙄). Most of these "damages" were either wear and tear or things we had already reported to Mynd while living at the property. Mynd insisted on us just paying the balance so we got an attorney involved. After sending a dispute letter they finally agreed to refund some of it. However I don't consider this a great positive, because we shouldn't have to go through hoops and loops like that to get our deposit back, when we had already done our due diligence reporting everything before vacating the property. Avoid Mynd with every cell of your body, don’t rent and don’t let them manage your property. There are countless reviews and complaints with very similar stories, which to me says this is systematic. They are slumlords. The only positive reviews they seem to have are along the lines of ”such and such was so nice answering questions on the phone”, so pretty much no real experience dealing with the company, just a brief superficial interaction. This company is based on pure greed and they will give you the runaround every step of the way, during renting and afterwards.

Mynd is a SCAM!! They encourage section 8 applicants to apply for their rentals just to collect all your data and any fees they can. This company took payment for application to rent a property and never submitted my "Request For Tenancy" forms (section 8 docs) to Oakland Housing. Instead, they sat on my sensitive paperwork for weeks and delayed my housing search during the holidays. Mynd never-Mynded submitting my paperwork to start the inspection process for move-in, as the goal was to collect as many applications and associated fees on the rental. The hustle is to profit by way of as many fees as they can weasel out of YOU! Please kyndfully request a refund (dispute through bank also), as they're NOT entitled to fees if your application is NOT processed, and properly!!

I had a terrible experience using this company for property management. Worst customer service I ever encountered. You never get to speak to the same person twice. Nobody gives out their phone number so you only have email, and they do not have a personal email. You are getting emails form different people all the time. They did not contact me before they re-keyed a property that I specifically told them I did not want a re-keyed since it had been done 1 week prior, and they charged me 3x the price. They gave me an estimate of $5800 to make the place rent ready. I canceled within 2 weeks of signing with them realizing that I would not be able to deal with the lack of communication, missed appointments and lack of consistency. I found another company to manage the property that charged me $1500 for the work that needed to be done. It took me 45 days to get a partial refund on my deposit when they had done absolutely nothing. They do not even deserve 1 star.

We bought our property in Atlanta thru MYND and let them lease manage it from day 1 . The tenant paid 3 mths of rent and have defaulted since. A lockout by the sheriff was scheduled but MYND did not carry out the eviction and we were never even informed. Here's whats wrong with MYND: 1. We have never been briefed on the screening process. They brought in a tenant that paid only 3 mths and MYND has not actively evict them from property 2. if we did not take initiative to find out if the eviction was completed, no one updated us on the situation. When we emailed to enquire abt it, it took days to say the sheriff was a no show and it's been rescheduled...... with no update on why there was no follow up with sheriff on that date, why we weren't informed, when is the rescheduled eviction date. We asked a direct question if tenant is still in home. NO RESPONSE. 3. Based on MYND move-in team, we spend abt $10K for repairs and renovation before it was made avail for lease.This tenant broke our toilet, slashed our garage ceiling, and stopped paying utility bills months ago. We dont understand why a fully repaired home that cost us abt $10K will have so many problems claimed by the tenant. On top of that, MYND came to us to pay for over $2K in utilities, excluding the repair of the garage ceiling. We keep paying bills with no update and eviction NOt sure how is MYND my property.??. Why are we responsible for all those bills when they are not even paying the rent???? 4. Since purchasing the property thru MYND, we have been assigned at least 3-4 property managers. At least 2 of them lasted abt a month before being changed again. I wrote to their directors to ask for help. No response. Dead silence. no acknowledgment. DO NOT USE MYND. They are unreliable and uninterested in helping the landlord manage. This is a totally disorganized company. After defaulting early 2022, MYND has done nothing to expedite this eviction process at all. Total disaster. If you are a landlord that need property management care, STAY AWAY FROM MYND.

Mynd has been a been a complete unprofessional business to deal with. Their communication and business ethnic with tenants and owners alike is terrible. The contractor hired by Mynd to replace my carpet did a terrible job and I have written documentation in the Mynd system that they agreed to remove the carpet and not invoice me. We received two separate charges on 3/28/2022 for $375 and $850 for carpet replace/trash out. We emailed our property manager multiple times about this and I have messaged this via the Mynd online platform with no acknowledgment of how they will resolve this situation. I have pictures of the poor quality install from Delux contractors and I spoke with the president, Emerson and the project manager, Richard both stating they could not complete the work as they did not know how to do it. We have since had to hire a new company to install the carpet because Delux ripped the carpet out, with our original padding (costing me additional money), and told us to hire someone else. Do not ever use this company for renting or property management. They steal your money as shown from other complaints and refuse to fix the situation

This has been a very bad experience off rip. Since I have I been in here (March 23, 2022) I have yet to speak to a real Resident coordinator and this has been the most unprofessional property management company I have ever dealt with. Yall scammed me out of almost 6 GRAND to move in by charging me a high deposit thats equivalent to Rent twice. Not once did a representative ever communicate/Clarify how my security deposit was broken down. Communication is soooo poor with them. They only text and email(RED Flag) Apparently none of my deposit totaling twice the rent even goes to my 1st month's rents (RED Flag) This the first of me hearing my deposit doesn't go towards my 1st month's rent. They charged me prorated rent to move in 3/23 which I did under the impression that I covered my rent for April only for them lock me into a lease and then charge full rent for April. (Security Deposit: $5890-2x rent but doesn't go toward any rent payments; Pro-rated rent for March $916; AND NOWWW April Rent $2445) YALL DO THE MATH!!! TOTALLING= $8000+ And I've only been in here for TWO WEEKS!!!! And Yall have intentionally miscommunicated with me to only get me to sign a lease and start asking for money immediately. I will make sure I leave a disgusting review on all platform regarding Mynd Property Management business. Yall are not handling my ALREADY maintenance request (AC not working; No window screens on my windows; smell coming from my wash room closet but they don't provide a Washer/Dryer (RED Flag) and per the reviews yall do this to EVERYBODY tenants and owners. I am completely unsatisfied with this entire process from paying my deposit , to moving in to paying RENT! My house is new and nice (New Construction) but that's not good enough to be be scammed and mishandled as a tenant/customer. For anybody that is considering renting from Mynd..RUN RUN RUN AS FAST AS YOU CAN!!!! Don't get scammed like me! Angelica L is supposedly my Resident coordinator and the broad never even returned any messages I left her. I hope this review get back to her so she can know how awful of a coordinator she is. TLDR: If you want your PM to be competent with leasing and available to answer your questions, AVOID MYND. You are charged way too much for extremely little service. I currently rent out a property in Austin, Texas. I'm going to break this into two parts because I received two services: Leasing and actual Property Management. Both services aren't going well at all. Leasing Experience: The market in Austin is hot, my property sat on the market for over 3 months, despite me being sold that the average was 10 days. This was in part to a leasing account manager who was utterly useless and didn't realize the market AND the fact that they took really horrible photos before the unit was ready for leasing. I had a realtor reach out to me personally and requested I pay them to lease the home as they had interest generated without even having to market. Meanwhile Mynd had no interested applicants. The realtor also advised that I was overpriced, something that shouldve been apparently obvious by Mynd, but since they take a % of the lease, they'll obviously push for more rent if they can, EVEN IF THIS MEANS YOU LOSE OUT ON RENT EACH MONTH. This is because while they are leasing you, they are charging you for property management - something they don't have to actively do until a tenant actually arrives. When I requested a partial refund of the fee given the leasing account manager's incompetency for keeping it open on the market, they said they couldn't do it. Their incentives aren't aligned and they clearly did not care about the owner. Property Management: All of my account managers for my property have actually been unavailable for more than 3+ days. Every question I have asked and every request I have sent to them have gone DAYS unanswered. My most recent account manager doesn't respond sometimes for over 7 days. How this can be acceptable to me is beyond my comprehension. Overall, if I could find a more competent and available PM I would! They lock you into a contract and will charge you the fees if you decide you aren't going to continue on with them. Something I'm contemplating because they simply aren't worth the money.

If you are a home owner and consider renting your property out with Mynd, PLEASE DON'T! I ended my contract after working with them for 2 weeks. The only thing they did during those 2 weeks was an inspection after I pushed for it several times. I bust my ass out to empty the house within 2 days so that they could start their work asap. But they just wasted my effort and time. I don't know if they don't have the resources to pay enough attention to each customer or they just don't take it seriously. The worst part is the communication. Don't get fooled by their fancy webside and messaging page. I could never get a response to my messages within 2 days. I had to message the property manager, email and call her boss, even pretend to be a new customer to contact their sales team to get an answer to my questions. Because they wasted 2 weeks, it was almost Thanksgiving when I had to change to a new property management. I cannot rent my home out this year since no one moves during holidays. After all this, they still charged me the management fee for a full month. This is definitely the worst experience of my life by any means.

I use Mynd to manage my property. They used to be good, but have recently pushed for an AI chatbot to respond to all inquiries. You will have to wait over 2 months to speak to a real person over the phone (this is not a joke or an exaggeration). Their level of service is deplorable. I highly recommend that nobody consider using this company to manage properties. When anything goes wrong, good luck speaking to a human. You pay over $100 a month to essentially subscribe to an AI chatbot that gives you less information than a simple Google search could do.

They did a terrible job managing our property. They essentially just did nothing to actually manage it (we were stuck dealing with the tenant issues, who was regularly threatening to sue us). When the tenant eventually moved out they massively overcharged us for cleaning, and then spent a few months not even bothering to show the place. We fired them, but we were stuck with them taking over out rental listings for a few months and now they're sending us more invoices. Just stay away.

Really disappointing. Can't even finish onboarding with them, the system is not letting to finish. Support keeps resending the link to onboarding without fixing the issue and bother you with calls to finish the onboarding (I would if I could)! I would not recommend anyone to use them, as renter - I would avoid renting if owner uses them. We have 2 month till end of the lease, so will have to do.

Stay as far away as possible from this company....they are a nightmare for renters, I rented from Mynd, I had no A/C for the entire summer; the refused to repair the system. I couldn't live in the home for the summer. It still hasn't been addressed. They have a fake office in every major city where they operate - no one is present to avoid local laws. Don't walk. RUN!

I am happy to say that until recently I owned my own home. But someone offered me two weeks to move and paid me generously I was in the rental market. I was lucky to find a nice home in nice neighborhood. But didn't do any research on the leasing company. So take from me whatever you do DONT LEASE FROM MYND MGMT. Horrible customer service and threatened to evict me over $125!!! And refused my rent since I didn't include the $125. Evict if $125? This put me over the top. But prior to this event their service was pitiful. Be careful out there and be mindful of who you rent from

Be careful with them. They “managed” my property in Phoenix and 9 months later and ending the contract. Terrible experience, lack of communication, 3 days or more to receive an email respond. They only asked you for money for “reparations” but at the end nothing is repaired or double charges. Don’t trust them.
