My real estate agent paid for full coverage including the hvac system only to find out that they exclude zone systems. They would not cover a simple thermostat claiming it was a zone controller and not a thermostat. Their customer service supervisor would not return my calls for over a month and yet I received calls every other day to renew my warranty policy. Absolute waste of time and money.

Landmark has been terrible to work with and I would advise not going with them. Their support call staff was unprofessional. Not only did they actively avoid solving my problem but have now made it so that I will receive ZERO value from the warranty leading us to loose out on thousands of dollars in home repairs that should have been covered by our warranty. This has been extremely frustrating!

We are unimpressed with Landmark thus far. We had two weeks without hot water as we had to wait "24-48 hours" every time they had to reach out to or wait for a response from the contractor. Having said that, Landmark DOES have some (not all) incredible employees. We were especially grateful for Cynthia F, who not only kept us as a customer, but pushed to make things happen for us. We would have cancelled otherwise.

Contractor sent left in writing that the A/C coil was bad and would let Landmark know. Apparently they dropped the ball and never relayed the message. I am incredibly frustrated that we have been without A/C in Texas summer and no one is working on our behalf. That reflects on yourself and the contractor, looking to save money rather solving a customers problem.

Read the fine print within the contract because it probably isn't what you think. For example my oven (covered under the total protection plan) apparently had a defect and the control panel caught fire. Landmarks response, "the fire is considered to be secondary damage therefore not covered by the warranty". Adding further insult to injury I had a rep suggest I call my home insurance company to make the claim AFTER waiting 4 weeks for Landmark to even dignify me with a response regarding the open claim with them.

Called in an emergency work request on Saturday for the non functioning AC. They were able to send someone out that day. According to the contractor i need a new compressor and fan motor. I live in Tucson where it is over 100 degrees every day. The temperature in my house is over 90 degrees with an outside temp of 103! My mom, a senior citizen , is here. After being on hold for hours trying to get some action all I get is a run around. Once I finally get my AC repaired I'm looking for a new home warranty company.

First attempt at a claim as my furnace was malfunctioning. Got told that since heat was still coming out of it, there would be no coverage and I was on my own. Customer rep stated he had never heard of the problem (fan won't turn off unless fuse is disconnected), even though when I type in "Furnace fan.." in google and the first suggestion is "won't turn off". Worthless so far.

My refrigerator broke. The repair cost would exceed the cost of replacing the refrigerator. The landmark Home Warranty requires that them to either repair or replace it. They refuse to do either, and offered me $127.00 in violation of the terms of the contract. This warranty is useless. It is a scam. They know they are breaching the contract. I recommend that you not buy the Landmark Home Warranty.

I have a hot tub that is under warranty and states that it is under the contract. There was a problem with the heater which was not in the notes for the home inspection because the inspector did not see the issue. I sent over all my documents as proof this was not a pre existing issue and continue to be denied. I have now excited a week for another response and have yet to receive one.

This the worst home warranty you could ever purchase! What a waste of money. Every time you put in a claim, all they do is send someone to your property, charge you $70 and do absolutely nothing. And because nothing was done, it caused serious damage and we had to put in a home owners insurance claim. This company does nothing to repair anything-all they do is collect money and rob people.
