They have been very friendly so far. We had an issue with our water heater, it was leaking from the bottom, so we contacted Landmark. They were able to get in contact with All State Plumbing so that they could do the fixing. Landmark called me to let me know how the setup would be, and how much the cost out of pocket would be. By the very next day All State was there and took care of it. They were very good at following through and kept checking in on it to make sure that the work was completed. I was a bit frustrated because there were a lot of things for the heater that weren't covered but we went over the coverage plan with them and it made sense why they couldn't cover somethings or others. I think that they often get a bad rep because of that, but I think that if they saw what they signed up for they would realize it's not that bad. They go above and beyond and give exceptional service. They are really nice and they sounded like they genuinely wanted to talk to me.

They have attended our needs whenever we call them and they are always on top of the work that needs to be done. One time we had our dryer go out and that it would cost a lot more to repair it than what was worth. So they helped with that. The customer support is very good but, you know, their deals are not that great. They promised a lot of things when you buy their policy, but most of the time they won't go through with that. I just had my air-conditioner go out, and I called them. They sent somebody over here, he looked at the problem and said that we needed to replace the compressor. I had this company for a long time so I thought it would go as usual, you know. I thought that since I was paying a lot of money they would just cover it. They said that we needed compressor fluid, and that wasn't covered and it was $20 per pound. They also gave me a bill for $1200 or $1100 and even after that I had to pay for the rest of the fees, almost $1400. I thought that they would cover what they said they would as long as I paid the deductible, but it wasn't like that. I bought the policy to ensure that our appliances, the air-conditioning, heating, and cooling were all covered, but in reality it's nothing but a fake promise.

I switched to Landmark because of a couple of reasons. I had a bad experience with another home warranty company, so I did my work and looked at the business bureau reviews. Everything that Landmark offered to cover looked great, so I went with them. I've used them twice, and the only problem I've had with Landmark so far happened on the first time. My refrigerator's water line was leaking, so they sent out some guy, I paid my money, and the guy just goes 'oh, I don't work with plastic lines.' He didn't want to come, so I went to their customer service to try and get my $67 back. They said I couldn't get it back because the guy had come out. I just told them I didn't want to receive that man to come back to my house again. When we got a plumber to come for a different problem, that went fine.

It has been very good actually. They always respond quickly and are very polite. We had one of our faucets leaking non-stop, so we called them to have a plumber come out. They have been helpful, however I'm just not happy with Landmark as far as their warranty. They always charge you on top of their fee and I'm not happy with that. We recently had to use it because we had a plumbing problem. I had to pay upfront for the service fee to whoever came out. Then, I have to pay again to install and do the fix because Landmark didn't cover it. I'm just not happy with it. I'm not pleased with how they operate since I have to pay fees on top of the monthly fees. I'm giving them so much money and not giving me the service that I thought I was gonna get.

So far it's been great. The first time I used the service was for the re-keying of my house, and it was a very prompt response. The second time was a bit more prominent of an issue, I'm actually still waiting for the contractor to come out for that.

I got them because I needed a home warranty company. So far it's been very good. We had an issue with the house and they sent somebody out to work on it. We were pleased with the resolution. If I had to choose again, I would still pick them.
