They charged me 60 dollars and sent out a service provider who told me I had a clogged sewer line but were unable to do more. Thank you for telling me what I told you. Update: I dealt with a very friendly and helpful customer service rep and I/we/they have resolved the issue.

I’m not sure how to rate LMHW. The issue we had was mostly the vendor. They gave us a 4 hr window and an hr before the time frame was up, they cancelled and said “hopefully we can get to you on our next business day.” (This was Friday, would have been Monday- plumbing issue.) After I took off work to be there. LMHW took 25 min of putting me hold to finally agree to refund our deductible, and said “sorry for the inconvenience.” Never did they try to find another vendor. I would have been majorly impressed if they would have found another vendor and paid after hours fees since it was their vendor who stood me up. Their vendors fault, but their lack of assistance in a replacement was extremely discouraging.

A recent interaction with Landmark Home Warranty has me wondering if they care about the customer. We needed our AC/heater inspected after moving into our new home. LHW wanted to charge double the normal fee since it would be heating and cooling, although it was a single unit. The company they contracted out forgot our appointment, rescheduled, then rescheduled us again because they double booked on us. LHW called to ask how the interaction with both themselves and the company went, I started to tell them but was then told to just fill out a survey they would send me. I did, giving both LHW and the AC company lower reviews. I expected I would receive another call to remedy the relationship, but instead received two emails asking to review LHW. So here it is.

We had excellent service and experiences with the maintenance people that were sent out. Our repairs were completed to our satisfaction and we were happy with the short turnaround from inspection to repair. The folks at Landmark made sure everything was handled to our satisfaction.

Special pricing ending was the main deterrent from not purchasing. Price was slightly higher than Amazon HW. Representative was very professional and detailed which I really liked, but we had already pretty much made a decision prior to talking. Amazon gave me a lifetime price lock, covered my refrigerator in the garage at no additional cost, and price was better.

I had a company to fix my swamp cooler. They replaced the water pump but they also said that the belt needed to be replaced and told me I could do that. I also had replacement pads but they did not offer to put them in. I was somewhat surprised that they didn't do more of the regular stuff on the inspection.

I am disappointed in landmark for contracting with AVA repair service. This repair shop has a careless and rude approach to customer service when discussing timeline services (knowing when a part will arrive, and how far out they book the appt when it happens to arrive at their shop). I am still waiting for a replacement part with no timeline given for receiving it or scheduling an appt for install. I have called landmark multiple times to ask if the part shipped and 3 phone calls later, the part apparently shipped to AVA last week April 17th. But Ava has nothing on file and won’t schedule an appt without the part. I will reconsider the home warranty service on May 2 nd, 2019 when I close on my new house.

My experience has been excellent. From the over the phone customer service to the service technician. I received a follow up call and email to remind of something that I needed to decide on for my benefit and it was a bill that needed to be paid to Landmark.

Our heater was not working and I put in a request via email to Landmark Home Warranty for service. They scheduled a HVAC repair person to arrive within 3 hours of my request. The repair was completed within 30 minutes and our house is warm again!

We moved into our home and had the plumbing back up into the shower. The plumbers was sent to assess the problem. They got here quickly and fixed the problem in under an hour. Cleaned up the area and was very polite. Awesome, polite, quick and very proficient at their job.

They were fairly responsive initially, but are unpleasant to talk to on the phone. It always feels combative, like they are upset that something is wrong with your home. They seem relieved if they don't have to do anything about a problem. Last contractor they sent was fairly unprofessional and I called to ask for them to send someone for a second opinion (I wanted the repair to be covered if they found a solution), and they refused, refused several times to let me talk to a supervisor, put me on hold 3 times for about 8 minutes and then said the supervisor was unavailable and would have to call me back.
